In the popular Bötzow district in Berlin-Prenzlauer Berg the HD Group acquired the Greifswalder street 30. In december 2016 it was sold by a private sellers’ joint venture. The land with two multi-family houses currently comprises 37 residential and commercial units. Within the scope of the planned refurbishment and modernization the buildings can be extended by a full floor, the front building additionally by a staggered floor. After the measure both buildings have 44 apartments. The backyard also offers space for a new building with 13 apartments, some with a garden area. The construction work is expected to start in the spring 2018.
On 23 November 2017 the W & R Immocom invited to the 3rd Berlin real estate talks at KPMG AG at Klingelhöferstraße 18 in 10785 Berlin. The international capital and the influence of foreign investors in our capital were mainly debated. As one of the participants our Managing Director Mr. Herbert Dzial was the speaker of the panel discussion with Mr. Sven Henkes (Ziegert Immobilien), Mr. Carsten Heinrich (Rubina Real Estate) and Mr. Einar Skjerven (Skjerven Group). The whole thing was moderated by lawyer Rudolf von Raven from partner Roever Broenner Susat Mazars. After that the delicious buffet invited to a get-together.
The HD Handelsimmobilien GmbH (HDHI) from Berlin is pushing ahead with the revitalization of the Kannenstieg Center in the north of Magdeburg by brokering three leases. HDHI had acquired the Magdeburg Hybrid Center as one of the first objects in its retail portfolio.
In the meantime, new leases have been concluded with a specialist in internal medicine and a shoe outlet. In addition, the lease agreement with the regional savings bank was extended for a further 5 years. The contract negotiations also led the HDHI. Around 200 m² of rentable space for the hybrid center could be leased or re-let.
The “Kannenstieg Center” covers a total area of around 5,300 m² and consists of a total of 28 commercial units and 125 parking spaces. The occupancy rate is currently around 93 percent.
In the construction project “Am Lokdepot” the HD Group sold the last of 40 residential units with the purchase agreement signed on 27 October 2017. The high-quality equipped 1- to 4-room apartments with sizes from 40 sqm to 200 sqm containing balconies or roof terraces are due to floor-to-ceiling windows very well exposed. In the basement of the building there are 125 car parking spaces of which only a few are left. The building meets the requirements of the current EnEv and receives a roof greening. Completion is scheduled for summer 2018.
Since 1 October 2017, HD Handelsimmobilien GmbH has taken over the commercial and technical center management for the inner-city shopping center “Das Gerber” in Stuttgart, and is therefore responsible for the asset management. “Das Gerber” is a mixed-use property with a total area of approx. 43,000 m². In addition to approx. 25,000 m² of sales area for retail and food & beverage, the property has more than 7,000 m² of office space, 6,500 m² of living space as well as approx. 650 underground parking spaces. The individual concept of “Stadtkaufhaus Gerber” is characterized by the brands Urban Outfitters, Superdry, Brandy Melville, Søstrene Grene, Notino, Tezenis and in the local shopping sector by the retailers EDEKA, ALDI and dm. On 1 September 2017 the HD Group acquired the inner-city shopping center “Burggalerie” in Mühlhausen (Thuringia). The two-storey property currently consists of approx. 17 commercial units, spread over 6,100 m² of rental area and offers a total of 230 parking spaces for the customers. At the moment Expert (consumer electronics) as well as Deutsche Post function as anchor tenants. HD Handelsimmobilien GmbH is responsible for asset management and revitalisation, including conceptual letting.
Since 1st March 2017 the HD Group has expanded even further by setting up its subsidiary, HD Handelsimmobilien GmbH (HDHI), and is pushing ahead with the development of its own retail real estate as well as the development of a retail portfolio of EUR 60 to 80 million.
With the expansion of the retail real estate business within HDHI, the HD Group’s range of services has been expanded and the retail experience substantially strengthened.
The specialty shopping centre (Kannenstieg-Center) in Magdeburg has been acquired! The transfer of ownership occured on 1st October 2016.
The building which was built in 1999 is located in Magdeburg, in the district of Kannenstieg and was extensively modernized in 2011. The center offers a total of 28 units and 125 parking space with several strong anchor tenants such as ALDI, EDEKA and Rossmann. The size of land is 12,496 m² with a rentable area of 5,322 m².
